Below you'll find a simple outline of how we move through the process of creating a
Cost Segregation Report.
Our first job is to answer your big question: “Will cost segregation actually help my company?” We’ll chat through the basics—property cost, type, location, how you plan to use the property, and how long you expect to own it. We’ll walk you through our process, share examples of our reports, and outline exactly what we’ll need from you.
At your request to move forward, we will provide you with a complimentary Benefit Analysis and a Proposal. We will gather your property details and we’ll determine the building cost (minus the land) to create a personalized Benefit Analysis. This will show your potential tax savings year by year—always based on conservative, real-world examples. Then we’ll send you a clear Project Proposal with the study’s goals, scope, approach, and price.
We’ll go over the Benefit Analysis and Proposal together to answer any questions. If you decide to move forward, and accept the Project Proposal, we’ll request any final documents and schedule a quick onsite visit—usually 1–3 hours—to document all components of your property. From there, our project engineer will perform the study using The Principal Elements for a Quality Cost Segregation Study and Report as directed by the IRS.
You’ll first see a draft asset list with assigned values and class life so you can review and approve. Then we’ll package everything into your official Cost Segregation Report—ready to use.
